<p>A duplex in SoBo was sold just last week for ₹52 crore and the owner is none other than daughter in law of Dhoot of Videocon.</p>

<p>Luxury realty market in Mumbai is the one that’s making a lot of noise these days.</p>



<p>The noise is good as any big realty deals have been registered in the last few days.</p>



<p>Yet another big ticket deal took place last week.</p>



<p>The deal involves members from the Videocon’s Dhoot family.</p>



<p>According to documents accessed by Squarefeatindia provided by <a href="http://Zapkey.com" target="_blank" rel="noreferrer noopener">Zapkey.com </a>the SoBo duplex has been bought by Puja Anirudh Dhoot who happens to be the daughter in law of Videocon’s Venugopal Dhoot.</p>



<p>Dhoot paid ₹52 crore for the duplex that is on the 1st and 2nd floor of the apartment named 33 South, Peddar Road.</p>



<p>The deal according to the documents was registered with the registrar office on December 8, 2021.</p>



<p>The seller are Peddar Realty Pvt Ltd and JSW Steel Ltd.</p>



<p>A stamp duty of ₹2.08 crore was paid for the registration of the SoBo apartment.</p>



<p>The total area of the duplex is 3,400 square feet and the new owners will have access to several car parks in the building.</p>



<p>This particular SoBo building has witnessed major deals in the past.</p>



<p>In February 2021, a similar deal took place in the building 33 South Peddar Road, where duplexes located on the 27 and 28th floors were sold.</p>



<p>The deal was for ₹1.66 lakh per square feet, the seller was Sameer Bhojwani and the buyers were Jiten Doshi and Hetal Doshi, Jiten is a reputed and well known name in the Capital Markets.</p>



<p>The Doshi’s paid a total of ₹61 crore for their apartment in.</p>



<p>Another big ticket deal that took place in the same building was registered in September, 2021, duplex measuring the same as this one was sold on the 13th and 14th floor of the building.</p>



<p>The sellers of the 13th &amp; 14th floor duplex according to registration documents are Peddar Realty Pvt Ltd and JSW Steel Ltd and the buyer was Alka Dujodwala who hails from a business family.</p>



<p>The buyer had paid ₹53 crore for the duplex and a stamp duty of ₹2.12 crore was paid for the registration of the flat.</p>

<p>Yes hold your breathe, because at Rs 1.87 lakh per square feet this is India&#8217;s most expensive real estate deal that took place just 10 days ago in Mumbai&#8217;s Breach Candy area.</p>

<p>Hold your breathe because this is the most expensive real estate deal that took place in the recent past in the country.</p>



<p>A flat in Mumbai&#8217;s Breach Candy was sold for Rs 1.87 lakh per square feet.</p>



<p>This deal took place in the building named 9A Residence, and is located in the tony Breach Candy area of South Mumbai.</p>



<p>Malabar hill, Altamount road, Breach Candy are the most expensive real estate area of Mumbai as well as India. </p>

<p>The flat is located on the 15th floor of and is unit number 1101.</p>



<p>The seller is Sushil Kothari, whereas the new buyers are Nita Joshi and Abhijit Joshi.</p>



<p>The flat has been sold for Rs 49 crore, whereas the area of the flat is 2,615 square feet, when calculated comes to a whooping Rs 1,87 lakh per square feet.</p>



<p>This is the highest per square feet rate that has been paid by any home buyer in the recent history of real estate.</p>



<p>According to data provided by <a href="http://indextap.com" target="_blank" rel="noreferrer noopener">Indextap.com</a> the stamp duty paid for the real estate deal stand at Rs 2.45 crore. Abhijit Joshi is a reputed name in the legal fraternity.</p>



<p>The deal was registered on September 16 and along with the apartment the owner also has access to four car parks in the building. </p>



<p><strong>Some Big Ticket Deals</strong></p>



<ul class="wp-block-list"><li><span style="text-align: inherit; text-transform: inherit;">Jiten Doshi and Hetal Doshi, Jiten a reputed and well known name in the Capital Markets had bought a flat for Rs 61 crore in 33 South, Peddar Road, the per square feet rate was Rs 1.66 lakh. This deal took place in February.</span></li><li>Business tycoon Anurang Jain bought an apartment in Carmichael Residencies in 2020 for Rs 1.56 lakh per square feet.</li><li>The Daftary&#8217;s bought an apartment in 2020 in Carmichael Residencies for Rs 1.58 lakh per square feet.</li><li>The Motilal Oswal Family Trust paid Rs 1.48 lakh per square feet in 33 South, Peddar Road in 2020.</li><li>Sadbhav Land Pvt Ltd&#8217;s Arjun Betkekar paid Rs 1.13 lakh per square feet for a flat in Carmichael Residencies in January 2021</li></ul>

<p>An apartment on Mumbai&#8217;s Carmichael Road was sold on Tuesday for Rs 1.22 lakh per sq ft. The owner of this new flat had in July bought two apartments for Rs 100 crore.</p>

<p>Setting a new record a flat in South Mumbai&#8217;s Carmichael Road was sold on Tuesday for Rs 1.22 lakh per square feet. </p>



<p>The buyer is Anurang Jain and he has paid Rs 39 crore for a flat measuring 3,185 square feet thus taking the per square feet rate to Rs 1.22 lakh. </p>



<h2 class="wp-block-heading">The flat he bought is on the 7th floor of Carmichael Residences a luxurious real estate project.</h2>



<p>According to a real estate broker from the area the deal was registered on Tuesday, while the documentation was carried out on Monday.</p>



<p>Jain in July had set a record of buying India&#8217; most expensive property. Jain is the nephew of Rahul Bajaj of Bajaj Auto and the Managing Director of <a href="https://www.endurancegroup.com/">Endurance Technologies </a>an auto component maker.  </p>



<p><a href="http://India’s costliest realty deal of 2020 at Rs 1.56 lakh psf">In July Jain had bought two flats measuring</a> 6,371 square feet located on 19th floor of Carmichael Residencies for Rs 100 crore. Then he had paid Rs 1.56 lakh per square feet. </p>



<p>A source connected to the deal, said, &#8220;The flats for which Jain had paid high price were on the higher floors, while the current one is on a lower floor.&#8221;</p>



<blockquote class="wp-block-quote is-layout-flow wp-block-quote-is-layout-flow"><p>&#8220;This is a luxurious project and apartments here demand a premium. That is the reason why flats are sold at such high rates here.&#8221; </p><cite> A real estate broker aware about the deal said,  </cite></blockquote>



<p>When this reporter called Endurance Technologies to get in touch with Jain, he was asked to email them. The email didn&#8217;t generate a response. </p>



<p>According to brokers, the deal was signed by Jain as buyer and Ashok Kothari for R A Realty LLP as seller. Kothari remained unavailable for a comment. </p>



<p>Jain along with the flat has even got four car parking spaces in the building. He paid a stamp duty of Rs 78 lakh for registering the sale. </p>



<p><strong>Expensive deals of Year 2020.<br></strong>Anurang Jain paid Rs 1.56 lakh per square feet for an apartment in Carmichael Residences in July 2020</p>



<p>Shushilkumar Jain paid Rs 1.30 lakh per square feet for an apartment in Bandra&#8217;s Navroze building.in July 2020.</p>



<p>Businessman Pratik Agarwal registered a flat in Samudra Mahal, for Rs 1.12 lakh per sq ft. in June 2020. </p>



<p>Veteran banker Romesh Sobti along with his wife bought an apartment for Rs 76 crore in Worli’s Three Sixty West in June 2020</p>
