Actor Manoj Radhakant Bajpayee has purchased 1.80 hectares of agricultural land at village Tailbaila in Mulshi taluka of Pune district for ₹1.37 crore, according to a registered Deed of Sale provided by CRE Matrix, a real estate data analytics firm. The seller is Vimalchand Khimraj Jain, a 70-year-old Mumbai businessman. The deed was executed at Lonavala and registered on 25 August 2026 as document LVL-7380-2026 before the Joint Sub-Registrar, Lonavala (Pune Rural).
Bajpayee, 62, described in the deed as a professional residing at 902, B-Wing, Oberoi Sky Heights, Lokhandwala Complex, Andheri West, Mumbai, has bought two adjoining parcels out of Survey No. 171. Jain lives at Room No. 55, Singhania Wadi, Dadi Sheth Agiary Lane, Kalbadevi, Mumbai.
What was sold, and for how much
The sale is of two demarcated portions, not the seller’s entire holding:

Jain continues to own the balance of both survey numbers. His full holding in S. No. 171/1/A is 3 hectares 32.60 ares; in S. No. 171/2 it is 3 hectares 32.30 ares.
The ready-reckoner value of the two sold parcels is far lower than the contracted price: ₹18,40,800 for the 1.30-hectare plot and ₹7,08,000 for the 0.50-hectare plot, totalling ₹25,48,800. Stamp duty was paid on the agreed consideration, not on the ready-reckoner figure — ₹4,95,000 on the first parcel and ₹1,91,550 on the second, aggregating ₹6,86,550 (the e-challan is rounded at ₹6,86,600). Registration fee was ₹30,000 and document handling charges ₹1,400. The purchaser paid the duty under Article 25(b)(vi)(b)(1) of the Bombay Stamp Act, 1958.
How the money moved
Schedule-V records that the entire ₹1,37,31,000 was paid by bank transfer and cheques from SBI, Lokhandwala, Andheri West, all favouring Vimalchand Khimraj Jain:

Title trail and legal clearances
Both survey numbers originally stood in the name of Laxman Ramji Rokde (mutation 512 of 1962). After successive mutations through the Rokde and Agarwal families, Jain became owner of S. No. 171/1/A by a sale deed dated 2 June 2025 (Maval Sr. No. 3590/2025, mutation 1941 of 4 July 2025). He acquired the two halves of S. No. 171/2 the same day through sale deeds 3593/2025 and 3592/2025 (mutations 1939 and 1940).
The deed states the land has been converted to an Afforestation Zone, so permission of the competent authority for this transfer was not required. It also records that the sold area is larger than the minimum fragment under the Bombay Prevention of Fragmentation and Consolidation of Holdings Act, 1947, and that the purchaser is an agriculturist — so Collector’s permission for sale or purchase was not required. Taxes and Gram Panchayat dues up to the date of the deed were paid by the seller; thereafter they fall on Bajpayee.
The seller has granted an irrevocable, transferable right of way over a 12-metre common road for access at all hours. Neighbouring owners Ravi Chikara and Abhi Chikara have signed separate confirmations of that access from Survey Nos. 179, 183 and 185. Witnesses to the sale deed are Pradeep Singh Tomar of Ludhiana and Abhi Ravi Chikara of Andheri West.
Mulshi’s Tailbaila belt, on the Lonavala–Pune rural registration circuit, has seen a run of farmland and second-home deals.
